Does this sound like a scam to you?

So my folks showed me a letter saying that the Occupants (mind you it says Occupants, doesn't say the names of my parents who own the property) that they must vacate the property. Supposedly the property was sold at auction, however they did not notify them of any sale. Not to mention, the lender has my folks doing a loan modification and they're supposed to put any sales on hold.

I did some research on the person who supposedly bought the property and there's no such person and no such company. It also offered to do a Cash for keys thing, if you leave by a certain date you get money. The papers used came from the California Association of Realtors. I dunno about you but I think this sounds very fishy.
