Has Anyone Dealt W/ 3rd Party Assignments???

Hey DG fam, hope everyone is prospering in their endeavors. I have a situation here, while I'm still working on building my buyers list I'm comnig across lots of people who are doin the same thing that I'm doing "assignments". How can I make money off of 3rd party assignment deals? Also, can a real estate agent be a benefit in this type of transaction? Thanks-
