Rot, Insect or Fire Damage

Rot is the biggest enemy of wood foundations and piers.
When looking for rot, a carpenters awl or screwdriver is very helpful. Probing wood is important where you suspect rot.
• Sometimes rot will show up clearly through
cracks or checking in the wood and a crumbling surface.
• The smell of the crawlspace or basement area may tell you that the moisture levels are high and that rot is likely.
Pay particular attention where the wood is in direct contact with the soil. Moisture contents in excess of 20% are very difficult to avoid where there is wood/soil contact.
Evaluating the extent of the rot and the amount of weakening of the structure requires considerable experience and expertise.
Fire damage to wood members may be superficial or structural. Several factors affect the significance of the damage, including the depth and location of charring and the size, function and location of the components. Where in doubt, recommend further evaluation by a specialist.
