Spalling Foundation Material

Spalling is splitting, chipping, crumbling or splintering of masonry or concrete. Deteriorating concrete or masonry can be very serious. Look at the thickness of the foundation wall, and the amount of material that has been lost. What percentage of the wall has been compromised? In some cases, you’ll recommend a specialist to determine whether the wall is likely to fail.
Consider where the damage has taken place. If there is lots of spalling near the top of the wall, the wood flooring and wall members may be exposed to moisture and may rot.
Another issue is the loss of bearing surfaces for floors and walls, if the top of the foundation wall is deteriorating.
