Settlement Cracks

I always get asked if the cracks in the walls or foundation are serious and if they should be concerned about them?
When one part of the house settles and the rest does not, or two parts settle at different rates, cracking develops. This can be alarming and may or may not be a serious structural problem.
All houses settle when they are built. If the settlement is uniform, there are usually no problems that develop. The house settles slightly as a unit, and since e everything moves together, there are no internal stress and no cracking.
Occasionally, uniform settlement can be a problem when the settlement is so dramatic that gas, water and electrical lines are strained and may break. In very severe cases of uniform settlement, the foundations may drop to a point where the bottom of the walls may get their feet in the dirt. Rot can result. This kind of dramatic uniform settlement is rare. If for any reason you are concerned about the cracks in walls or foundations, please consult with a professional.
