As I travel across the country, one of the biggest concerns students have about a home is the foundation. I want to address some of the foundation issues that to help give you some better insight if you come across these issues. Four types of cracks you will find in foundations will be: Shrinkage Cracks, Settlement Crack, Heaving Cracks and Horizontal force cracks.
Shrinkage Cracks are caused by the natural curing of concrete. There are usually no structural implications to shrinkage cracks. The foundation wall may leak through shrinkage cracks, which is a nuisance but not a major structural problem.
Settlement Cracks occur when one part of the house settles and the rest does not, or two parts settle at different rates, cracking develops. This can be alarming and may or may not be serious structural problem.
All houses settle when they are built. If the settlement is uniform, there are usually no problems that develop. The house settles slightly as a unit, and since everything moves together, there is no internal stress and no cracking.
Heaving cracks are caused by the upward movement of the building. Some of the noticeable affects you would see from heaving: uneven floors and leaning walls. Cracks my result in leakage and small cracks may only be cosmetic issues.
Horizontal force cracks are often serious structural problems. As a general rule, horizontal foundation cracks are more serious than vertical or diagonal cracks.
Foundation walls that are pushed out of place are not able to carry their vertical or horizontal loads. Any foundation wall that has been pushed out of plumb should be addressed by a specialist.
All foundation issues have a fix, you just need to be prepared for the cost of getting those repairs done.
