Use the following script when calling an investor/buyer off an Online Ad, or a Bandit Sign.
“Hello, my name is [insert name]. I understand that you buy properties; is this correct?”
99.9% of the time the investor is going to respond…
“Yes, I do.”
“Great, we buy properties, fix and resell them or rent them. Occasionally, we find homes that we cannot add to our portfolio right away and instead of losing the opportunity we wanted to see if you would be interested if we sent the information your way?”
Almost in every case the investor/buyer will respond…
“I wouldn’t see why not. Totally depends on what you find. If you find something let me know and I will take a look at it and see if it is a good deal or not.”
“That’s fantastic! So I have a better idea what you are looking for…
• What kind of property(s) are you buying? (SFR, Multi-Family, Mobile Homes, Commercial, Apartments, etc…)
• Where do you currently buy? (Location, City, Area, State, etc…)
• How far below market value do you buy to make it worth your while?
• Do you purchase with cash?
“Thanks for your time. If there is anything that fits your criteria that we cannot add to our portfolio I will contact you.”
