Some of the more common problems you will be looking for when you inspect the water heater is the base or surrounding area around the water heater. If you see rust particles around the base or you see rust exposed on the outside, this is a good indicator that the water heater needs replacement. Also look for leaking or evidence of leaking from the top in and out pipes. Check for water stains running down the sides of the tank.
Check the relief valve on the side of the tank. If this is rusted or evidence of leaking is present, I would plan on replacement. Also checking the date of manufacturing will be a good indicator. Most tanks last 8-15 yrs. This really depends on the water conditions in your area.
