Another 1 of the 6 most important things to look for in your rehab inspection is the foundation.
I have been looking at a lot of properties lately that were built in the early 1900s and they have a rock foundation that they have been built on. I have found that there are several that are built very strong, but there are several that have loose rocks and the foundation is starting to crumble. I have big concerns for these foundations.
Poured concrete foundations have a tendency to crack or separate for various reasons. Be very couscous of these issues. I have always felt that there is a way to fix any foundations issue; it is just a matter of your cost to fix them. You would want a foundation specialist to come and give you your options. Make sure you are setting aside enough money to fix the problem. Most companies will give you a guarantee for the fix.
