A lot of students have been asking: When you are doing a quick walk through on a potential property…..What are the main points you want to make sure you are paying attention to?
In the next few entries, I will make sure you understand the first 5 things I look for and I feel would be the most costly when you are looking to rehab a home. If any one of these 5 areas has problems, then you will need to make sure you are putting extra in your rehabbing budget.
Roofing: is the first in a list of about 5-6 that you want to be real careful when you are inspecting your potential rehab. I have seen on several occasions where the pictures show a great looking home and then when you get up close……..shingles are curling, missing or damaged beyond repair. When you have any curling or heaving in any way, shape or form, you MUST!!!! Remove the old shingles first, because the repair is beyond putting new shingles over the old. Most of your inspection can be done from the ground. DO NOT attempt to climb on a roof!!! Let your specialist do the climbing. You do what you do best and let them do what they do best. Also look inside the home, at your ceilings to see if there are any stain spots. This is also a good indication that the roof may have some issues.
Consult your roofing specialist if you have more concerns.
