looking for help with this first 4-unit construction land deal FSBO

Here it is.
Major San Diego investor/property owner has offered me the opportunity to take one of his projects to sell. It is currently a vacant lot with all plans, permits approved by city and project is ready to break ground. He is very ill right now and would like to "unload" the project. Owns land, project comes with Project Mgr who is ready to go with new owner to complete the approved plans, etc. It's taken three years to get the approval. Approval is for a four unit 2b/1ba property. It is very close to a major university and surrounded by several 4 or more unit buildings. This will be the nicest of the block.

More details if interested or can direct me in my next move. There is an agent very interested in selling the project BUT I'm getting a chance at it via an assignment which we have not yet signed.
