3br 1.5 bath in Delaware available

I just got an offer on an REO accepted. I think I may try to do a double close. Anyone interested in a 3br 1.5 bath home in 19808? House retails for 220k. It only needs cleaning/paint/carpet. Hard wood floors under carpet are in very good condition. House has new windows/central AC/kitchen/vinyl siding, all done in 2006. It has a huge back yard and is a block from the neighborhood park park.

Need to get 172k for it.
