Subject to vs. Non subject to

What's the difference between assig5nin a property and doing a Lease Option. I was working with an investor that was doing lease options and would charge a buyer 5,000 dollars to lease option the house. He said he was working non subject to the title I believe.

To do an assignment I'm thinking you have to lock the property up subject to the title right? Does this really matter or can I just use the contracts on this site or a real estate attorney to do assignments.

Answers greatly appreciated as this is a mental block in progress for me.
