assignment or iee???

Ok at first I figured the iee strategy would be the best way for me to get started and get my first deal done. I went back into the book read over a few more chapters and now im thinking the assignment strategy is the best way for me to get the deal done. which strategy has help the most for you guys and easy for me to get my first real estate deal done? thanks everyone.
