I wanted to send this post because I know there are many here who are just getting started or in between closings and can use funds not only to lock in deals but keep a steady flow of income coming in until either you lock in that nice deal or go to closing. I have a commercial cleaning business going on 5 years,and I had several contracts; and by the grace of God they have stayed in place in this economy. I love residual income, just love it and what I have done is while i'm seeking deals is forclosure clean outs. I know you have heard of them, and I have found my last 3 deals in my local area while doing them. I work with one lending institution and two master operators where my work is sent via email on a weekly basis. I go in access the work that needs to be done, take pics, fill out the report, do the work, and submit my report with before and after pics, and get paid. I usually do 3-5 houses a day at a minimum of 300.00 per home. You can make more depending on the condition of the property, but never the less you can create some great income when your in between deals.
