I never had a personal experience in real estate investing although my parents owned some commercial properties for lease back home in the Philippines (and doing great). I became very interested in real estate when one Saturday morning of November '08 while doing my exercise I saw Dean doing his infomercial. Got hooked up that I stopped stationary bicycling and just listened to what Dean was saying. I was magnetized with his persona and convinced to buy his book. Read his book but not really putting much effort to take action. It was only this summer '09 that I realized I can no longer be working pay check to pay check. I need to do something and pursue my dreams to financial independence. That's how I got back on track again to real estate investing. I bought the EDGE kit and feeling excited. My goal is to make at least one deal before 2009 ends and to attend the next Dean Graziosi's Live Event next year.

Per the Wikipedia "Lis pendens is Latin for "suit pending." This may refer to any pending lawsuit or to a specific situation with a public notice of litigation that has been recorded in the same location where the title of real property has been recorded."

I will surely post any questions or experiences I may encounter in real estate investing especially the first one. The DG website is a huge help for someone like me just starting in this business. I'm a bit scared that I wil mess up and ruin my excellent credit score rating but the postings in the forum really not only help me to feel better but also learn what others are getting into their deals, their problems and solutions. Since two months ago I don't fail to visit the DG website every night and visit the forum.

Yes, the DG website is great for information and inspiration. As you progress with your real estate investing confidence will come with each deal. It can be fun and profitable.

In regards to credit, the more you sometimes use and pay on time will improve your score even more. Credit can be like a muscle, the more you use it the stronger it becomes. An idea that another investor told me is he monitors his credit and FICO score with one of the large credit reporting agencies. This could be a service to look into if that would help.
