It's no secret a buyers list is essential to making quick profits in real estate. But not all buyers are created equal. As the market in your area cycles, the type of buyers will change with it. In this blog, you'll learn the two different types of buyers and how to determine right type for your area.

Changing Market

It already has been for some time shift in this area. It's hard to get a good deal or any kind of deal here...Land is hard to find or purchase because of the oilfield...I know that I have to look into differant places to purchase thanks for the update..

Speculator buyers???

Hey dean thanks for the advice...just started building my buyers list a week ago and have like five to six on there!!! but as excited as i am in keep going i want to know more about the "speculator buyers" if you dont mind? exactly what does that mean??? i would love to hear from ya! thanks so much for the update!!!

What's happening in South Florida?

OK but how are we supposed to change our strategy to look for speculative buyers now? Criteria?

I haven't done a deal yet but now I'm wondering if the South Florida market is changing. I know seller's attitudes toward investors are changing.

SoFlo still has a lot of cash buyers left but investor properties that aren't underwater or in difficult investment situations are becoming harder and harder to find. That's the complaint at the REIA meetings.

Sellers here caught wind of a potential uptick and wham....all of a sudden they want a 2005 price again for their house and consider low offer investors as scum bag vultures. Never mind that investors help fill the County tax coffers and clean up the neighborhoods. My neighbor just listed his $100K house for $140K. Yeah, well, Good Luck with that. Anybody else have some insight into SoFlo?

Market Shift

Thank you for the 'heads-up'. I am seeing this upward trend in the North West where I am working. This is very helpful, as I have been wondering how sales are going to go in the near future.

I have noticed that most home buyers are now all cash which could be investors getting back into the market, as you said.

I think your son will be into the housing market sooner than you think.

25 to 1 strategy

With the change in the market I was wondering about the 25 to 1 strategy. Should we start offering more in our bid? and will we still be able to get people to accept the low bids that we offer? So my question is how do we adjust the 25 to 1 strategy to fit the new trend?

We need to pay attention, and not assume that what works today will work over time as the economy and housing market changes. So our take away this week was to remember to pay attention and keep learning. Learn how to make the adjustments needed to stay on top of the market and maximize profit! Looks like we are getting ready to complete our 5th wholesale deal in 5 weeks!

So, what I understand is that we can make money in any market if we use the right strategy. It comes down to listening and negotiation skills when adding a buyer to our list and creating our profit going into the deal. Also depending on the strategy for that particular deal.

For a long time banks have or were holding on to properties and it seems to me they have changed their tactics which causes confusion. I know of homes that have been sitting empty for over a year and the banks are not moving them. I see no activity on these homes. I try to stay away from the news media as much as I can due to the negativity and I don't think that they always get it right. I am really concerned with what is happening behind the scenes that the average person does not know or realize. I know that no matter how bad things are there will always be those that are making money and profiting. We have a fiscal cliff just ahead of us which is suppose to effect everyone and lead to massive inflation. What do you say to this matter please?

You know,I don't even have my entity established yet and I already have a deparate seller whose had his land parcel listed for over 2 years. Dean was right.word of mouth is a good advertiing method, and I wasn't even advertising. I was simply telling my neighbor about my new venture and he mentioned his property.

Speculators

Thanks Dean for the update. I do have a question though. Aren't the speculators people that are buying their house lookig to make money and move on to maybe their DREAM HOUSE? wouldn't those same buyers be some that we might have in our rent to own lists? I think most investors are ROI's (return on investment) even the first timers. Am I wrong about this?

Thanks for sharing those tips Dean! My local REIA watches the market cycle and types of buyers carefully. We have not discussed the speculators yet, but the awareness you have brought to the table will give an edge to looking for the right buyers.

Ok dean, I have ordered 2 or 3 books from you. Think a lil different was the lamest course of any course I have ordered. I'm convinced you cannot help me. I went to some event here locally you had. Lame lame. It was all about the money of course. What you fail to realize is, the majority of the time when someone attends one of your events they are
Hoping to learn how to make money not give it ALL to you. I took your coaching, what a waiste of money. If someone cancells your coaching you should just leave them alone. Know what I mean. Coaching was lame as could be. Don't think for one second I didn't give this an honest effort because I did. If you have so much money, why not do a coaching course where you pay after you make some money. You can't do that because you are to greedy and you know how many people wouldn't make a dime. That's how you show that you truly care. Free meaning all the way free no up selling or getting your credit card info up front. Pay out of the profits that you will make using ur course. Not gona happen right. That's what I thought. Don't say people will not try if it's free. Thats bologna. And a way of not having anything worth a crap for free. You're rich but you only look out for people with money.

Hi Dean and eveyone!

I am so happy I just went to my first Real Estate Club Meeting last night, and it was Great! I talked with investors and I have two to work with now! One of the investors told me to get five of the best deals and present it to him! I have some Properities I have been looking at, and today I will talk with a Real Estate Agent to get some comps for me. I still don't know what else to do next but got to hit my books. I am looking at a duplex I really want to buy, but lets see what OPM can do for me. At the meeting they said to buy now properities will be going off the market for the holidays, and pre allection. So everyone get your bids in now while it is good. Also they said that the interest rates will go up after the election, it doesn't matter who wins. So NOW is the time! God Bless everyone and Pray for me to get my first deal rolling!

Our permanent residence in southern AZ is under contract and closes October 22 so we are looking to buy near our elderly parents in the Prescott area and every place we have located has either had an offer already pending (or two) and others have water issues. Also asking prices on the foreclosures have no equity and are too high so people are buying over-priced homes again. What timing.....
