My entire buyers list is very experienced and is not picky

I have been visiting the county courthouse steps several times now and met some very well versed investors/realtors. They all say the same thing when asking about what types of deals they're looking for:

"As long as it's a deal. 30k+ spread after repairs at least. Here, let me introduce you to ____." Their eyes light up after they hear what I'm wanting to do. One gentleman in the mix said he is small time, just himself as a fix and flip investor that always has his money tied up and down played himself saying I probably don't want to work with him...

Well, I never expected it to play out like this. Hopefully I blow the guys mind when I find a bank that that will do FMV refinancing.

So they don't care where it is, what it is, or the condition. They have cash and they want properties ASAP...

I did a drive by my entire neighborhood for hours listening to the #1 Real Estate Wholesaling Podcasts. Now that all of the political signs are down I have some SPACE TO POST MY SIGNS.

My competition has a whopping TWO SINGS UP...and they're facing the wrong direction, lol.

I do have questions, though. I am getting stumped when talking to Realtors and it has to be how I am explaining wholesaling. According to one, wholesaling and assignments are NOT the same thing(?) because assigning you don't have to get paid but wholesaling you do...wha?

But they keep telling me that I need to get my licence BECAUSE I am looking for properties that I can sell to an end buyer which is basically what a realtor does.

I really need to have it explained to me the difference. I do understand I'm not supposed to be telling all these complications to realtors and I am generally NOT. But these realtors I am being completely open to are closely knit to everyone involved in cash purchases at the courthouse steps and also the INVESTMENT CLUBS. It's a pretty close group of about a dozen individuals.

These investors are "too busy" to handle many comps that I will require in exchange for leads that I cannot work with through my marketing and one explanation was that they're busy doing exactly what I'm doing...finding properties for their buyers..

Hm.

As I have read, I need to find a Realtor that's HUNGRY for leads. Someone just getting started that isn't as swamped.

This week is a big test. It is GUSHING RAIN outside and my goal is to completely BLANKET my entire county To-NIGHT and TO-MORROW morning! 75 bandit signs!! I must do it before those 2 signs of my competition compete.
