Started investing in 2006 but have progressed relatively slowly. Root cause is that a lot of friends tell me "it cannot" be done. I have since a few months ago distanced myself in not telling them about the deals that I am doing.
I started by lending money from my SDIRA (self directed IRA) to other investors and small business owners. My money is generally tied up.
My strategy for lending from my IRA is a Promissory Note, Deed of Trust (first position only) and Deed in Lieu of Foreclosure. The maximum term that I may hold a note for is 3 years. Interest rate varies upon to whom I would be lending. LTV is always 65% or better. Transaction are slow as all documents have to be approved by the custodian of my SDIRA.
I have also acquired properties for personal cashflow but have never done any serious real estate negotiations in making money.
